"Whole-home remodel" describes three very different projects, and the price difference between them is four to one. A cosmetic update replaces what you see. A full renovation rebuilds the kitchen and bathrooms and opens up the floor plan. A down-to-the-studs rebuild replaces the systems behind the walls as well. Knowing which one you are planning is the first step to a budget that holds.
In Houston, those three scopes run about $75–$125, $150–$225, and $225–$300+ per square foot. For a typical 2,000-square-foot house, that is roughly $150,000–$250,000, $300,000–$450,000, and $450,000 and up.

Kitchens and Bathrooms Carry Most of the Budget
In a whole-home project, the kitchen and bathrooms usually account for half or more of the total, because they concentrate cabinetry, stone, tile, plumbing, and electrical into a few hundred square feet. The bedrooms, living areas, and hallways are comparatively inexpensive — flooring, paint, trim, lighting. That is why a 2,000-square-foot house with one kitchen and two baths costs far less to renovate than a 2,000-square-foot house with one kitchen and four baths, and why the "per square foot" number is only a starting point.
What Houston Houses Hide Behind the Walls
Most of the homes we renovate in Houston were built between the 1950s and the 1990s. Once the walls are open, the list is predictable: aluminum or undersized electrical panels, galvanized supply lines, cast-iron drains, ductwork that was never sealed, and insulation that is thin or missing. None of it is visible in a cosmetic update and all of it should be addressed in a full renovation, because the cost of doing it later — after new tile and cabinetry are in — is far higher.

Is $100,000 Enough to Renovate a House in Houston?
For a smaller home or a cosmetic scope, yes. $100,000 covers new floors, paint, lighting, doors and trim, and refreshed finishes in the kitchen and one or two bathrooms in a 1,500–2,000-square-foot house. It does not fund a full renovation with a new kitchen, new bathrooms, and structural changes; that work starts around $150 per square foot.
When the full scope exceeds the budget, phasing works better than thinning the materials. Do the kitchen and the primary bath properly now, and the secondary baths and living areas in a second phase, rather than doing everything at a quality level you will want to redo.
The 30% Rule and Houston Neighborhoods
A common guideline says a renovation budget should stay within about 30% of the home's current value so you do not over-improve for the street. It is a useful ceiling in newer master-planned suburbs where homes are similar and buyers compare on price. In Houston's established inner-loop neighborhoods — West University, Bellaire, Memorial, Tanglewood, The Heights — lot values and buyer expectations support much larger renovations than the rule implies, and a well-executed whole-home remodel is often the alternative to a teardown. A cosmetic whole-home update takes two to three months. A full renovation takes four to six months of construction after six to eight weeks of design, selections, and permitting. A down-to-the-studs rebuild takes six to nine months. For the larger scopes it is almost always faster and cheaper to move out: the crew can work every room at once and the schedule shortens by weeks.
